I-55 Investment Project: “A Avenue”: April 2025 Site Progress Update
Finishing Touches and Final Pushes
As April comes to a close, the construction site has seen tremendous strides in both interior finishes and exterior works. This month has been all about bringing the home to life—from carefully laid herringbone flooring to the final touches on utility rooms, door installations, and outdoor landscaping. Here’s a full rundown of the work completed this month.
Interiors Taking Shape
April saw focused effort on finishing the interiors. Early in the month, LVT flooring began across the hallway and sitting rooms, with herringbone floors laid in both large and small living rooms. This work demanded precision—particularly when scratches were found and had to be repaired or relaid.
Staircase work was also a major focus throughout April. Damaged spindles were replaced, decorative railings fitted, and several rounds of filling, sanding, and caulking were completed to ensure a polished finish.
Bathrooms moved closer to completion with tile skirts, splashbacks, and second fix plumbing and electrical installations finished. Radiators were adjusted and refitted in both bathrooms and sitting areas to match the interior design.
Joinery and Painting
Multiple joinery tasks were tackled across April. New doors were hung in the small living room and bathrooms, while skirting boards, window sills, and architraves were installed across both floors. Several adjustments were also made to the front door, including filling gaps and replacing rotten wood to improve the seal and aesthetic.
With most of the structural and carpentry work done, painters took over many areas. Ceilings, hallways, and bedrooms were coated, caulked, and cut in. John the Painter led efforts in the large living room while Paddy, Ross, and others tackled various filling and sanding jobs throughout the house.
Utility & Plumbing Installations
A significant milestone was achieved with the utility room installation. Ryan S completed fitting the worktops, cabinets, and handles, while Aaron finalised plumbing connections, including preparation for the boiler and work on the manifold beneath the stairs.
April also saw major plumbing undertakings such as coring holes for fan ducts, adjusting bath fittings, and finalsing waste and water connections. Internal drainage systems were completed under paths and floors in preparation for permanent covering.
Exterior Progress & Landscaping
Outside, groundwork ramped up in anticipation of final surfacing. Stone deliveries allowed the team to lay paths around the garage and front garden. Plastic was removed from window frames, steps were built, and pier caps laid by the extra bricklayer. Dermot completed the rendering of plinths on the east side and began lathe preparation on the west.
Meanwhile, Ashton and others focused on pointing the brickwork, especially window reveals and detailed corbeling around the bay windows. Drainage channels were installed and connected around the garage, and decorative stone was added to top up the front paths and verge.
Teamwork and Momentum
April’s progress would not have been possible without a committed team. Staff like Aaron, Paddy, Ryan S and T, Ross, and Dan were consistently on-site, often stepping in across trades to assist where needed. Subcontractors such as John the Painter and the occasional help of Eddie’s son Mason ensured continuity across various stages.
There were a few challenges—issues with utility socket alignment, scratches in newly laid floors, and last-minute plumbing parts runs—but these were handled swiftly to keep momentum.
Looking Ahead
With flooring, painting, and most fittings complete, the site is entering its final phase. Upcoming tasks include boiler installation, final snagging, and preparing the site for client handover. April’s work laid a strong foundation for a busy May ahead—stay tuned!
